| Q: I purchased a house 15 years ago, refinanced twice and am now selling. My deck and pool now need a “Certificate of Occupancy”. Why now?

A: Many times purchasing a home several years ago was not as complicated as it is today. Financial institutions are being assured that the property to be financed is clear of all “Open Permits” and that all “C of O’s” have been issued for any construction or interior conversions since the original house was built. |
| Q: I have a building permit, but the building certificate was never issued. How can I receive a C of O? | A: In most cases, a permit expires one year after the date of issuance. Permits can be extended or re-issued depending on the length of time that has elapsed since the original date of issuance. A final field inspection may be necessary for the re-issued permit. |
| Q: Am I required to have an Electrical Certificate? |
A: Yes, an electrical certificate is required by most building departments when any building permit is issued involving electrical work. |
| Q: We have taken a portion of a basement and installed and bathroom. Do I need a building permit? |
A: Depending upon your local building department, the framing of the bathroom may not need a permit, but the plumbing portion of the bathroom fixtures will need a plumbing permit. |

A: Whenever a garage can no longer be used to store an automobile it is considered to be “converted” and would require the issuance of a building permit for the type of space it is now being used for. |

A: Yes, in most cased the building permits are issued for both above and in-ground pools to insure safe installations and the proper setback distance to the property lines, as well as other state code requirements. |
